Insurance & Risk
I check a borrower's insurance program against the loan requirements, certificate by certificate, and flag anything missing before the deal closes.
- Read ACORD 25, 27 and 28 certificates against the lender's checklist
- Check named insured, mortgagee and loss-payee clauses, limits and deductibles
- Confirm carrier strength through AM Best ratings
- Raise coverage gaps with the client and track them to resolution
Due Diligence
I go through loan agreements, appraisals and third-party reports against each client's checklist, and pull out the terms and figures that matter before a deal closes.

- Match every data point to the client's requirement checklist
- Flag missing or unclear items and chase them down
- Keep each deal on schedule for its closing date
Tax, Escrow & Audit
Property tax and audit support: I order tax certificates, reconcile parcel and tax data against the loan records, and validate balances for external audits.

- AI document extraction — upload tax bills and insurance policies and it fills every module (obligations, reserves, disbursement schedule) automatically.
- Annual escrow analysis — projects the 12-month balance against the required cushion and catches tax-reassessment variances and lapsing coverage before they become shortfalls.
